why do you want to back out?

If it is only delay few weeks (I doubt), why do you want to back out?

The delay is caused by the seller, you could withdraw the contractor with some losses like loan application/inspection related expenses.

find the reason you want to back out.  If it can be justified to your loss, go for it.
