Without lease, generally it is implied that the contract is "month to month", which runs from the 1st of a month to the end of the month. The "30 day notice" can be given any day of the month for which the rent is already paid, but the termination date is not the end of this month, but the end of the coming month. Of course, the tenant is still responsible for the rent of the last month.
