I did check. He is a sales man, w2 100K, credit score 700+, 50 years old

another applicant is a woman 29, 90K income, credit score 700+

I thought he won;t be picky, so I rent it to him.
But I did not realize that he is the picky one.

I will check with him, if replace carpet will solve the issue, and he is willing to sign off on this move-in issue, I will just replace it.
If he is a trouble maker, I will see him on court
