If you finance by yourself (say withdraw from HELOC), then the only closing costs are (typically)

1. lawyer fee 500
2. title insurance 300
3. survey (usually provided by seller, but if it is a bank owned, you have to pay) 500
4. filing fee at county 100
5. tax paid or owed (could be +/-)
