zoning 跟 deed restriction 的区别

zoning是跟房子走，除非市政改变zoning，或者你申请conditional use，variance，spot zoning。deed restriction只跟owner。房子转手以后，这个deed restriction有可能继续存在，但更可能烟消云散。
