2) Why not negotiate with tenant: Yes, the tenant's lawyer even offered $9000 settle but my client was so mad and felt she can win at the moment. She eventually won the case but with cost of $60k+ to her own attorney. By theory, the tenant should pay for the cost but who can collect the $60k+ from a poor single mom?
I am using this example to tell there is risk need to be managed; and we need to better cover ourselves with legal protection.
