Owner agrees to carry at his/her own expenses public liability insurance in an amount not less than one million dollars naming Owner and Manager in a form adequate to protect their interests and in form and substance naming Manager as additional insured and reasonably satisfactory to the Manager, and to furnish Manager with certificates evidencing the existence of such insurance within 10 days of entering this Agreement.

intial 12 month contract between Owner and Manager, automatically renewed annually. In case of termination of the agreement, owner pays all the fees of 6 months manager is entitled to.


关于费用:

new account setup: $150

management fee: 10% of rent, subject to minimum of $100

advertising fee: billed seperately for each 30 day period property is marketed for rent or lease

rental placement fee: 50% of the full month rent for placing a new tenant

lease renewal fee: $200 for existing tenant renewing lease

walk-through inspection fee: $150

forfeited tenant deposits: 50% goes to Manager

Satff hired by manager: $30 per trip to the property, $60 per hour charge

Minimum amount in account: $500. In case of insufficient fund to pay repair etc., $30 charge.

Up to $500 repair with no approval of Owner.
