I am building a team so if we can set the incentive and align team-members' interest, then they will all work hard.

Because I do multiple-deals at the same time, I probably want to spread my own capital across a few different projects, instead of being all-in for one particular project.
Therefore, in each project, I put some of my own capital down and also allow some external capital (brokers, contractors, attorneys, etc.).

Of course, that's because I am still a newbie, otherwise I should know which project I should be all-in, and which project I should spend less money.
