Urgent- should I take this offer for my rental condo

I was lucky to get my current tenant 6 years ago when I first became a landlord- now he and his wife are expecting the second baby and bought a house - so I am facing the problem to find a good tenant to move in July 1. ;-(

Condo condition: 2B/1B  on a so so district.   Mostly Spanish I guess (my current tenant is Indian)
Current rent: $1595/including heat and hotwater- in Lower Fairefield county in CT.

Offer received

Rent-   $1550.  
Moving reason- relocation
Moving in date- July 1.

Two things make me unconfortable:
1. Income is very low:   her income is only $3500/month + $300/mon for child support
2. Credit score is only 695.

I saw her profile in Linkin which seems match what she stated on the application.
