It's wrong to say "利息和房产税可以抵税" for a business. Some are income, some are expenses... In term of bottom line, either you are making money or losing money... Interest and property tax are expenses, period. Tax benefit, if any, maybe depreciation and/or amortization, but again if you don't 1031 till death you'll face capture, unless it's your primary residence which you'll lose that status soon in this case.
Your "Net after 5 years" pretty much all came from so-called "tax gain"?
Put it in another way, since you are in CT/NY/NJ, don't make such cash flow statement. If want to gamble on appreciation in 5 years, then you may have a point.
