My son would like to live off-campus netx year and he will sign the lease with his friends to rent a house. The terms seem to be too picky, so I would like to ask the landlord here who rent to college studentsto provide some inputs-
1) The landlord ask for last month's rent
2) The tenant need to inform the landlord 3 months in advance before they move
3) Every year, the lease will renew on yearly base, so it means that you have to rent it for another 12 months. It never becomes month-to-month lease
4) Sublease has to get the approval of the landlord -- basically the summertime the tenants are not living there, but pay for the rent. This is include the last year when you got a job, ready to work, you still need to pay the rent where you don't live......
5) The tenants have to get the rental insurance to cover loss up to $300K for the landlord. The house is worth roughly 300K.
Which term is not reasonable? How can he negotiate it?
