file a LLC... >>> have an agreement to have this LLC to manage your rentals , and pay 10% income to the LLC >>> the LLC pays you either with 1099-MISC or K-1..

Use 1099 or K-1 to file tax... I believe that you haver to make $5000 to get 4 points..
