900 ft condo, list $260,000, hoa $320. I offerred dual agent, $260,000 cash. Rejected.

2000 ft sfh, list $349,000, hoa $160. I offerred $380,000, dual agent. loan. Rejected.

2007 ft sfh, list $320,000, hoa $116. I offerred $350,000, dual agent. loan. Rejected.

It looks I have no chance to get one there this year. These deals I won't even bother to look last year.
