It all depends on the listing agreement that you signed with the listing agent.
1. What's the total commission that you agreed to pay him for listing the house?
2. Did you agree with dual agent?
If you agree that the total commission of 5% for listing and selling the house, you have to pay the 5% no matter the buyer has an agent or not. In this case, the listing agent assign his son as buyer agent. I believe that his son and the listing agent belong to the same company. Thus, listing company is a dual agent for selling your house.
Read the listing agreement carefully, you are oligated to pay the 5% to the listing agent, if you agreed with dual agent.
