这种情况下如何算投资回报率？谢谢！

300K买的出租房，现在值400K了，然后refinance，把自己的300K拿回来（收回了投资）,现在每个月有$300的正现金流(已经扣除了维修，TAX，保险，等的费用。不计mortgage的本金的偿付收入和报税的好处）,以后还会增加。不知道这种情况下投资回报率应该如何算，总不能是无穷大吧？
