2010年10月份买的8-plex终于要refinance了。

37万5买的。现在贷款公司用cap rate=7-7.5估价。还没估出来。rent 8325/month，tax 125， 保险214，utility 12月平均890，维修平均615。不知会估价多少。能贷70% LTV。

现在贷款公司提出要一份capital needs assessment report。2500美元一份。有人做过这个报告吗？房子1893年的，如果有问题，是不是白花钱不让贷款？
