Tell them the truth that you like the offer, but it's not perfect, and here's why.  If they really like you, they may make changes as you request, including extending the deadline.  If they are firm and don't want to change anything, that means it's not worth taking in the first place unless you don't have a job now.  If you don't have a job and they are firm, take it.
