under 2 conditions, you can have procession without court intervention.
1. wrtten notice from tenant, with returned key and forwarding address, you can safely say its a done deal. you need to send a final detailed itemized list within a grace period your state allow, or you must refund full deposit.
2. abandonment, if the condition of the property become inhabitable, such as no utilities, nothing but trash left behind, you should post a abandonment notice, give a set date that your state law specified, if no further actions from tenant, you can claim the property under abandonment. be very careful in these cases, I had a friend got sue, and endup lost the case. take many pics, anything that can prove the property been abandonment, put in writting, bring a witness. still after you claim procession of your property, you should send a final bill to tenant's last known address, whether he gets it or not, that is not your problem anymore.
