I am thinking about buying investment property at Tracy, CA
can master landlords here review my model and see if any of my assumptions or calculation are off:
- assume 1 month vacancy
- assume no price appreciation except to cover closing cost at sales 10 year later (I am a CF believer, so don't want to bet on appreciation)
- is my assumption on annual maintenance fee reasonable? I assume 1k/year for regular maintenance and additional 2k every 5 year for misc. replacement such as carpet etc.
