1. HOA should carry fire policy, if the whole building got burn down, everyone is cover.

2. fire is consider act of god, each owner responsible for its own unit. same way goes to SFH, if your house caught on fire, and burn down next door, each insurance company pays its own.

3. as landlord, should carry liability insurance, incase there is personal injury.
