you need a local agent to help

A good local agent who has experience on rental property would give you some ideas.  Location, price, resale price, school district, income level...

A successful investment will start at the purchase. If you can buy a property at deep discount of the market value, you will have no problem either way.

rental home is a business and landlord is a tough job.
