涨租金

要考虑明年的租金水平了。 我的学生出租房明年可能会有几个学生毕业后搬出去。第一年的房租要的有些偏低，因为怕有空房间。第二年准备每个房间涨40块。如果只对新搬进来的学生涨价，对现有不动的学生不涨价的话，会不会造成矛盾？新搬进来的学生会不会觉得不公平？为了公平，是否需要给所有学生都涨价呢？

请老地主们给评评理。
