Those deals are gone quickly. 2 months ago there was a better deal. 6 4-plex, 24 units for 1.1M, mix of 2-beds and 3-beds. 200K down, seller financing with 5.5%. It was sold in 2 days.
I found apt complex less attractive currently. At least 40K per door. At the same price, I can easily get a SFH of 1200 sqft with a higher rent. Therefore, I am focusing on HUD/Fannie properties. Recently I have a realtor join my team; he is a member of our State House of Representatives. I will see how he is performing to get properties from banks.
