You can easily get a low rate loan for $417k (very low LTV, 3.375% for 15 years is possible);

I can help you get a line of credit of $300k with variable interest rate at 4.12% no closing cost.The rate is linked with LIBOR and we don't expect it changes dramatically within 3 years.

You may get HELOC after above is done; then payoff your balance if the HELOC rate is lower than 4.12%; or you may payoff gradually within 3-5 years.

Another way is to do the HELOC and mortgage at the same time.
