Last Friday closed on three units and become a landlord for the first time.
Friday: delivered the new ownership letter to all the units, one units reported the problem of range do not work all the time and the kitch faucet sidespray leaking.
Sunday: went to homedepot to find the recepticles and parts for the faucet.
Monday: one unit called saying AC is broken, they do not speak english, had their relatives called. I was in another city for a show around 300 miles away. Drive back and take a look around 9PM. Basically diagnose the problem, buy a parts on the way home from homedepot. This morning installed the new part, thanks God, it works otherwise will call a contractor to fix it.
Today: Another unit called while I work in another unit that the ceiling is leaking water above their toilet. It is from the upper unit which is in the middle of foreclosing. Called manager to get a maintenance man come over and see. Need follow up to get it fixed because the problem is not stoping.
Today again: fixed the range and faucet.
Summary: I am a little overwhelmed as a new owner trying to understand the rules and regulations from the association and with all those problems. It is not easy to be a landlord especially you want do a lot of work by yourself beside a regular job.
Luckly the AC was a small problem, if it break down the cost will take away half year's income. Since I did the inspection by myself, I thing it would be a good idea to have a profession to inspect the AC in the future.
