my house will be closed on Oct 6, the potential tenant can only move in on Oct 28 when their selling house is settled. he want a house settlement contigency for rental. their house has passed inspection for buyers.
After their house is sold, they will have $100,000 cash, the job offer they get in another state is eliminated before he could move to, so he get $25k compensation from that company. right now, he is unemployeed. husand has credit score 799, wife has score 804. my house will be vacant for 21 days if I sign contract with them, but if I don't take them, there is a 50% chance that I won't get tenant by Oct 28. this is a new two story condo, facing an awesome view.
Not sure what to do. any advice is appreciated.
