Thanks for sharing. My dual agent entered 0 for seller's cost.

This house's inspection can't be done due to missing copper water pipe.  Therefor I can't get a loan and have to pay cash.  Since bank's net already fixed, I am not sure how much closing cost I will have to pay.  I am afraid I have to pay pass due tax, utility bills as well, since nowhere in the contract mention any of that. First time deal with HUD. I learned a lot from this discussion.  At the end of day, I walked away from this deal because I didn’t factor in all repair cost and closing cost before the bid. 

Another thing I learned is don't believe duel agent said HUD will not take your counter back offer. They always get back to you with their first counter offer,  it's generate by computer. The fact is HUD accepted my counter back offer. I guessed the agent want deal to happen, he made an effort talk to HUD representative to accept my count back offer.
