Late payment, should I give 5day notice to perform or wait ?

 I have rental house in CA, she just move in 8/1, moving cost $2100 deposit +$1900 first rent,

I only collected $2300, due to her previous landlord $1700 deposit check can't cash out right the way, she is black, single with 3 kids, section 8, credit scroe 620. I let her in, collect $2300 over $4000, told her to pay rest of $1700 on 5th of Aug, on 6th, she said her daughter in hospital, need to pay Rx, can't pay me whole of $1700, only paid $800, rest of $900 will pay

12th, after she got paycheck,

What should i do, should i send a notice to perform or quit, or wait?
