房客是否可以随时搬出如果房东要搬回去？

Can tenant move out any time in the situation that the landlord needs to take back the ocupancy of the property? 

I have an applicant who needs to move out from her rental house because the landlord needs to move back. The landlord gave her 30 days advanced notice.  Can she move out any time without paying penalty (rent will be pro-rated) or she needs to pay the rent for the whole 30 days?
