Yes, I will need to treat it as

one of my own and pay tax at my tax bucket. I consider this as an expense to be deducted from the income received from renting the house.

Can I transfer the title to him if he comes to US? If he's not coming to US, I can sell it, pay all tax at my tax bucket and return the net amount to him. 

Will it be simpler and easier to handle if under his name? More tax advantages? e.g., pay less tax? I am open to any suggestions. I will do whichever way is better.
