You can file complaint with the District Justice by the end of 10 day if your tenant did not vacate by that time. A hearing will usually be arranged within 1 week. You have to show up before a magistrate to tell your side of story. A judgment will sometime be made on the spot. And you will receive a writing decision from the court within 3 days. The losing party has 10 days to file appeal with the court. If the judgment is made against your tenant, his rent will be paid to the court of record during appeal pending period. So, the whole process can take up to 3-4 months, depending on how parties proceed.
