You need to do a market analysis and find out how much it worths

and then offer something reasonable. Not too low to lose the opportunity, not too high to lose money.

Find out all the sales during the last six months in the same community for the similar houses, and then put 10-20% discount for the REO, you should have an idea on how much you should offer.
