和大家分享一下买白菜房的教训

上月在白菜区的golf course community 订了一sfh.这房子是退回来的。当时我们问agent买主为何退房,agent说不知道。由于房子很新， 价钱也合理，我们就下了offer.银行和卖主都签了字。 我们就进escrow. title report 一出来，问题就浮上水面， 这房子不仅有first loan' second loan, 还有tax lien and credit card lien. first loan and second loan 同意了contract price and the split of contract price between them. 但是credit card company 不同意remove the lien unless the seller pay them 18k to settle the lien. 当时我就问agent 要不要等seller and credit card company reach settlement 之后再开escrow 和property inspection. agent 说不用, 她做了这么久, 这种事都是可以解决的.我们应该可以开始做property inspection. 等我们花了钱把这些做好时, agent 又告诉我们seller 和credit card company 谈判破裂， 由于我们也不想为卖主买这种鸟帐， 这房就要进入foreclosure 了.
我们的教训就是：
1、 如果一个短卖房重新回到市场上、一定有原因， 要agent 打破沙锅问到底。
2、 合同被银行同意后， 应立马做title check. title clean 再进escrow.
3. 房子title 和property check 都可行再remove contingency.
4. short sale 太麻烦， 最好买bank owned. 来得快。
好在我们自己很阿q. 心想买不到就算了， 在白菜区， 租客也不理想， 不付帐的大有人在， 也不是我们这种书生应付得来的。顺其自然了。
