which one to buy

I made two offers and both were accepted

#1 single family house in Napa area, 1379sf,3beds/2baths,over 8000sf lot with a big swimming poor in the backyard. offer price $18w rent $1400

#2 condo in south san jose 2bd/1bath,900sf offer price $16.4w rent $1550 but has $265 hoa/month

Which one is better?
