Most foreclosure properties are not sold during the auction. It is due to title/property condition are unknown for buyer at auction. But whoever handles it could knew a lot more details. I have bought some condos at auction because of inside information from HOA and bank. Once the unsold properties back to bank's book, bank will hire local broker to evaluate the price to sell on MLS. Those agents have huge influrence on the list price. Work closely with those agents will give you a lot of adventages. I can see the house weeks before it on the market. If the price is right, I can put in offer before anyone else. Of cause, you could have a better chance to get the contract and beat other offer. Sometimes, some much higher offers come in after I got the contract. That is why someone on the board complains that his/her higher offer did not get the contract.
