I meant in regard of purchase price/rental price.

My investment properties are more expensive (only about 6% return rate) and that's probably why their repair rate is low.  Yes, you should deduct the mortgage from your monthly cash flow.  I don't have a regular mortgage, bought with cash and HELOC for I don't intend to expend too much in this business.
