you missed the biggest advantage in RE, which is "other people's money". RE is all about borrow money to buy and then collect rent to pay debt, so call OPM (other people's money). By doing this, you can own a much larger scale of resources. And owning resources is the key of wealth. Of course, if you have retired, then you need income for living, then it is time to make you debt free.
Cash deal in RE is good, BUT
