For 投资, 在Phoenix 买房 or Vegas? I am in LA.

I have some friends bought houses in Phoenix and Vegas, and seems quite easy to rent out. Also houses price were low. I am wondering which city is better? I know there are Corona or Riverside is really cheap now. But I don't know the rental market there. Anyone has good idea?
