With respect to all elite people here,I relay my question to this forum without hesitation. I have 100k cash earning 1% or less interest in banks want to get better return, 5% risk-adjusted or better reutn on liquid asset. Buying short-term Inflation protected security and hold to maturity may be a choice.
I have investment property but do not want to pay it down, neither do I want to pay my primary mortgage, simply because it against my investment policy. I may buy a new home in 2-3 years before the mid to high end house start rise again, or low 30-year rate are shooting up quickly. In these cases, I want to settle for my long-term residence.
I may also need cash also if I meant to add investment property in my portfolio in the near future so I may need access to these cash in a year.
If there is no investment fulfills my need, I may pay my home mortgage first and use HELOC to get cash later. There are uncertainties if I do this way since home value may drop or heloc policy get tougher and rate goes higher. Thses will change the amount of net cash and cost of it I can access.
Both couple work and leave emergent cash aside for raining days. Appetite for risk is relatively high.
Please advise me what would you do in my situation?
