大学旁边的投资房，学生们是签9个月合同还是一年？

对大学旁边的房产感兴趣。费城temple大学２个街区以内的一套房子（17街），３年前重建的，ｔｒｉｐｌｅｘ．
1st flr 1bd 1bth, rent for $1000.
2nd flr 2bd 1bth, rent for $1400.
3rd flr 2bd 1bth, rent for $1000.

要价$279,000.

房东支付水电气，电视，上网，估计平均每月500左右。

这个房子我觉得可以买。但是就是不知道学生们是不是可以签一年的约。听说很多学生只签9个月合同。难道每年要空置3个月吗？另外这个房子的租金偏高，将来不知道是否还能拿到这么高的租金。有经验的朋友请发表一下意见。
