I'm pretty much doing the same thing, investing in low-end RE in rough area. Everything is up to one's attitude. If one sets a rigid boundary that he just doesn't want to cross (I don't want to do it; Or I can't do it because ...), nothing would happen. I crossed over my comfort zone, and now and then, I'm facing challenges and and feeling upset, frustration and scared. But so far, I survived and I feel a sense of accomplishment after I fixed those challenges that I haven't felt for a long time in my full time job. I will continue do this.
