我的房, 就自己hire landscaper at $50/mon to maitenance front/back yard.

Honestly speaking, summer time if water is not enough, easily died, and that is not much big trouble to recover it..Also yard sprinkle design is the key. Not just your tenant problem

Be nice and friendly to tenants. If I have your kind of tenants, I would be happy enough already.
