Thank you, jy! My leases do have those terms.

That was why I thought I was free of liabities. My home insurance covers only minimal medical of tenants. What you said was despite of the terms in the leases, the tenants can still sue me?

PS. I have only 2 rental properties and none of them produces good profits (I chose to buy at good location with high quality tenants). Additional insurance would be too much costs?
