I bought several REO properties in some area of California from 2009. and so many troubles after the houses were rented out. Tenant didn't pay the rent, contractor cheated money, etc..
This month I got email from my PM.
the email is about the A/C in the property is got damaged. Someone tried to steal the A/C condenser and cut the line and piping aroud it. The PM got a bid for repairing it, it is $1300, The repair department said they need to install new wires and add Freon to the unit. I am not sure if it is possible to get lower price for the repiar. And I am wondering if the landlord shoud pay the repair. BTW, I didn't buy insurance for the townhouse, and it has HOA.
Miat42 and other lanlords, the repair cost really make the profitable renting business making no money for me. What should I do in this case. Now I am really scared of receiving those emails from the property manager. Thanks.
