You can almost always receive the rent check each month.
Disadvantage-
1. You house will be destroyed in 90% of the cases. Talk with the other landlord to see.
2. The section 8 officer will come to check your house. Once you signed the contract with the tenant, you will have to fix everything that required by the officer. It's going to be a real headache.
In some states, like VA, you can decline and tell the applicants that you don't accept section 8. but in some states, it is illegal to decline section 8. You have to find other reasons to decline such applicants.
