这个房客可以要吗？女的信用702，男的很差，被evicted 和破产过

刚刚买了bank owned 房子，把出租的广告贴出去，来看房子的人不少，其中有一个马上就要搬进来，说是肚子的小孩快出生了，所以原来的房东很照顾，允许他们马上搬家。

刚开始觉得还行，现在查了信用报告，情况是：

女的白人：信用702，欠款很多，差不多10万，是小学老师，有硕士学位。没有任何不良记录。
男的也在学校工作，黑人，被evicted 了好几次，也破产过。

这种情况，可不可以考虑？男的妈妈要来照顾出生的小孩，有点难闻的体味。女的作为第一申请人有保证吗？

其他的大多数看客都由于房子被 foreclosure而信用不好，个别的很差，信用600以下，会不会好一些？
