请问几个 short sell 问题

最近给一个short sell 的Condo 出了offer， 我出的价比listing price 低了4000，但根最近买出的几个同样的Condo一样价格。我在Condo Disclosure Statement, Short Sell Addendum签了字，Seller想接受我的offer,但他的lawyer又重新写了一个short sell addendum 让我签字。我没签也不要了。Seller的agent又说他的lawyer说我不用在签字了， 可不可以continue这个offer.我的问题是：

1. 一个几万的condo，Seller 为什莫还要请个lawyer？是不是最好不跟有lawyer的Seller打交道？

2. 现在这个Condo还有租客在里面住着，是不是最好不要买还有人住的short sell房子。
