It is all boil down to the total cost, doesn't matter how it is called. The negotiate fee shall be paid by seller by default. It is now your responsibility if it is written in contract to by paid by you. I bought a short sale month ago, we reduced the sale price and paid the negotiate fee instead (same amount) per the listing agent request. The bank will not pay for the negotaiting fee (shall be seller). Reduce sale price pay negotiating fee benefits seller, and buyer can save a small benefits of property tax. The bank will be hurt since they will get less from the sale.
