Urgent help! Financing for house with no furnace

Hi all,

I've called several banks and they all told me that they can not finance for an investment property with no furnace and they don't do escrow. Does anybody know any bank in Georgia that will do this?

I have to find out today so I can decide if to take the counteroffer. Thanks a million!
