the reason why original owner borrowed 1mil & the bank only sold it to you for 250k is the real cost of subdividing.

cost to build a 1 mile road somewhere around 250k - 400k depends where you at.

utilities cost anywhere from 5 to 25k per lot depends if you deal with the utilities company before or not. plus another 100k possible for excavation.

so I will sell it.
